Hey Neil,

Due to the suffocating environment of the chat room risking the health of our most valued members, I’ve temporarily removed the chat user info. 

The chat room will still function but not display user names on our home page.

That sounds like a ( Harry Potter ) theme for a social event at La Tercia perhaps  :o :o I don`t have a magic wand, but a game of Quidditch could be arranged ;D ;D ;D and that`s not a load of Hogwarts :)

The General Community AGM is on Monday 22 February.

There are also individual community AGMs - the date of which depends which community you are in.

I am puzzled that I have not received formal notification of the AGM. If I had not wandered onto the forum I would have never known. My previous correspondance to you regarding the agreement of the General Community Charge without its being passed by the AGM or an EGM remains unanswered.

Perhaps you would notify me in writing and confirm that all owners in our community have been notified adequately and in time ; circulate the agenda and in particular the proposed budgets duly verified by copies of all relevant contracts, tenders and proposals.

Please confirm that proxy documentation has been furnished to each owner as it is intended that all members from this locality, bar myself ,shall vote by proxy.

I make it my business to answer all queries from owners in my community.  I have checked my emails and I answered your email of 15 June 2009 in full within 20 minutes of receiving it.  I can send this to you again if you wish.

I am not the General President - so please if your query is about the General Community agenda or budget then please contact the General President.  If you do not have her contact details then I would be pleased to let you have her address.

However, concerning your posting and as per my email to you I can tell you the General Community Budget was approved by the Board of Presidents at a subsequent General Community EGM in April 2009.  The General Community charges were based on that budget.

I can confirm that the agenda papers for our community, RB12.2 and those for the General community - minutes from the meetings of February 2009, proxy nomination forms, proposed budgets (RB12.2 and General Community) etc will be going out today to RB12.2 owners.  I had notified all owners of this meeting in prior newsletters which I had requested to be emailed (if we held an owners email address at the Administrator's office) or by post if it was not available.  What I can tell you is that every single contract that we inherited with the RB12.2 budget which was approved at the Constitution AGM in February 2009 has been challenged by the RB12.2 management team (and we have in fact reduced our budgeted spend by approximately 33% over the year by changing contractors or renegotiating with existing suppliers).  Of course the new proposed budgets will be circulated with the agenda papers as will the audit report and I will be able to let you have more information about our future plans and proposals at our AGM on 25 February.

Hi Fellow Owners

I can confirm, since I left Housing's offices 30 minutes ago, that all the AGM documents are being posted this morning.  The Horizontal Property Act states six days notice prior to the AGM.  The General Community Audit has not yet been completed but I believe the audits for the sub-communties are finalised.

I have soft copies of the agenda and proxy forms for the General Community and RB11 Community and if anyone does not receive their copy I will forward it to them on receipt of an email.  I only have the draft budgets for General Community and RB11 in hard copy but can input them and send them also.  I am sure you will receive all documents through the post in the next few days.

It is also confirmed that the workmen are now tiling the floors of the Training Suite on the top floor of the Commercial Centre.  It is also confirmed that at this point in time no shops or bars are yet being fitted out.

Owners are requested to place their rubbish in the receptacles provided and not leave it in bags by the bins - all the stray cats are tearing the bags and scattering rubbish.  Owners should not be using the facilities for rubbish in La Tercia Village - the local owners pay for those rubbish bins and we do not.  It is not a sign of being good neighbours to abuse them like that and expect them to pay for our rubbish collection.
