Property and Contents Insurance

Hi

I've been looking around on the Web this morning for property insurance for the new apartment and found several companies quoting around 200 euros per annum.  I wondered whether anyone else has found better deals or can recommend a company who insures in Spain.  The quotes I had were for rebuild costs of 75-100k euros and contents of 25k euros.

There is this company easyinsurance www.easycover.net has cover from home insurance through to health cover based in Orihuela , we have also looked at intrasure www.intasure.com . Like you say, there are a number of other companies around.

Your mortgage company will often offer this (or require it to be done as part of the deal via them).  We have just renewed the insurance on our Roda apartment = 2 bed, 2 bath ground floor and that was 192 euros.

To quote from The Sunday Times guide to buying a property in Spain, "the cost of the buildings insurance for the whole block of apartments should be included in your service charge. You will then only need contents and public liability insurance". Is this correct?

Hi Fellow UGR La Tercia Owners,

I have a question around the Buildings and Contents insurance that may have already been asked, but for the life of me I cannot find it anywhere on the forum.

Obviously, we need Buildings and Contents insurance, however a friend of mine who owns a property in Spain said that he only has contents insurance as the buildings insurance is covered under the maintenance fees. Is this the same of UGR La Tercia?

I am aware that most banks require you to take out there Buildings and Contents insurance with them for the first year. However my mortgage provider has allowed me to use my own insurer instead, which I have.

Hi Every one

First message on the forum for Steve and I.  We wanted to let people to know that Intasure is the insurance company we have gone with due to them having a UK base and insuring for rentals.  The cost is £165 if the alarm is activated and £182 if the alarm is not, in our 2 bed 2 bath Tee apartment.

We have to say that when we came to completion date the insurace company did a few phone call becasue the mortgage provider wanted a signed copy of the insurace (we only had 24hrs to go)for the day and Intasure helped us out so we could sign on the day.
Very good customer care, so far.

Hi Everyone,

We are newcomers too and are purchasing a Tee Apartment in M15 Block 3.  We have purchased our Mortgage with Bancaja the builders mortgage and we are in the process of completing.  Whilst checking out a quote from them on Life Assurance for the Mortgage and Buildings and Contents Insurance they got back to us with what I think is a rather expensive quote and for both and stated that we have to take this out with them.  Does anyone know if they have a right to do this and do we have to be subjected to taking this.

As with the UK, providing you can prove to the bank that you have the right to sop around

Locally there are 2 company worth trying for quotes and you can find them via the wen, Knights Insurance and Easy Insurance both at La Zenia

On my own property the buildings insurance is part of my community fee but my contenets is €81 per annum

For the house building and contents combined is €210 per annum base on a re-build cost of €180k

Hi Shell,

We went with the Bankcaja builders mortgage and got stung badly with insurance. In total, 1 yrs life insurance for 2 adults and 1 years house and contents cost nearly €2500!!

We were last minute with our mortgage so didn't have chance to shop around. We plan to change this before the first year is up.

Do we need to get buildings insurance? If so how does this work for apartments because in theory it is one large building rather than individual properties?

Hi Chet

We had to have building insurance it was compulsory with the mortgage. We were told that if, for instance there was a fire in the apartment, we would need insurance as this would not be included in any community fees.  Also what if the fire in our apartment spread to others, we would not want to be liable for all that.  ::)
