Costs & Charges

Hi All,

I have recently acquired one of the Majors {Duplex}at United Golf and therefore am quite new to all this. During my enquiries i kind of worked how much the whole thing will cost me on a per annum & monthly basis. The problem is i may be way off the mark!!
Therefore is there anyone who can assist me and give me a more realistic figure/s or confirm mine as detailed below:

United Golf      
Other Costs      
Utilities                             £110   £9.17
Community Charges   £1,035   £86.25
Insurances                £65   £5.42
Property Owners Tax   £175   £14.58
Local Rates & Rubbish   £160   £13.33
Fiscal Representative   £150   £13
Maintenance                £600   £50.00

Estimated Total               £2,295   £601.25

I don't mind if i am horribly off the mark but would luv to know if i am and what could be a more realistic figure.

P.S. Has anyone else acquired a Major?
I think you may be light on the utilities Electricity IMO will be much higher as air con is expensive harge for telephone and TV also.  Insurance will be higher or is that just contents ? Where did you get the figure from for Community charges ? Fiscal rep have you had quotes and if so what will they be doing for £13 per month possibly just holding a key and they will charge for anything else they may have to do for you. I was also told by UGR that there would be a charge for the security systems after the initial 6 month free promotion.

Welcome to the forum.

Are you going to be living at the development or will be using your property for a holiday home?, we do know that approx 7 Majors have been sold so there are owners out there somewhere. I also think that the utilities charge is a little low, for water electricity etc.

Have you received a quote regarding insurance, we have been quoted one figure of £123.00 by one company.

Hi  yes I was wondering about the monthly outgoings??   

It would be good to know a ruff figure so we can calculate how
much money we wont have!!!

If you will be renting you home out you may want to include in your budget Advertising, if your home is an apartment the building insurance is generally collected through the fees to the community although you will still need contents insurance. I would assume you will need a management company who will inspect the home after guests depart and clean, do the laundry etc. will you provide internet access,
If your home is a villa you will have additional charges like (if you have one) pool cleaning and maint, building insurance, landscaping, washing the pool deck and furniture and bear in mind that when renting any property there will be annual decoration and maint issues i.e walls will get badly marked by suitcases and if renting you should avoid buying glass tables and stainless steel/chrome items as they take longer to clean and polish and glass breaks easily

Hi Sush,

Just looking at the figures that you quoted. The estimated total of £2295 when divided by 12 comes to roughly £191 on my calcs and not £601 or am I missing something?

Thanks to you all and your warm welcome,

Tom/Andrea & Dave -Yes my Total Monthly figures were incorrect {Gremlins}. They should read:

Total Monthly = £191

Please remember my calculations are in pound sterling.

In relation to the community charge i estimated £1035 per annum monthly = £86.25. I did not get this figure from UGR as they quoted £800 per annum but from another forum where someone who is on Roda Golf quoted that approx £1000 would be more realistic.

According to couple of you my Utilities charge is a bit low, therefore can anyone give me a more viable figure?

Elizabeth/Dave - I intend to use it as a Holiday Home initially and may rent. Who knows the future but i would like to make a permanent move.

Dave - My insurance figure was from an Agent, therefore thanks for the new figure.
Elizabeth - Thanks for confirming the home insurance is collected from the CG.

I have no idea of the management fees and if anyone can help that would be great.

Elizabeth - Thanks for the heads up on the decorations/furniture.

My fiscal rep {accountant} figure is again attained from an agent who gave me his figure. This is only for maintaining my accounts if & when i rent out. Do i need them for anything else?

Regarding the utilities costs we have calculated around 30 Euros per month or 21 GBP, for each of the utilities again this maybe well off the mark i guess we will just have to wait and see what our usage will be.

Perhaps someone else has a figure for the utilities?

Hi Gary,

Our Estate Agent gave us the following indicative breakdowns in regard to community fees.This was based on another golfing development in the region we viewed (although there didn't appear to be as many properties as on our development).
The following are annual running costs for a two bedroom apartment:

Community Fees*                      825 euros
Electricity                                450 euros
Water and Sewage                   300 euros
Rubbish Collection                       50 euros
Urban Rates                             225 euros

* Community Fees :-  i.e. swimming pool, exterior maintenance, cleaning of communal areas, electricity used in communal areas and community insurance.

In answer to your other question, we too have no idea how the community fees will be calculated against each property.

Hope this example helps and would welcome any comments.

Another tip is to buy white towels not coloured as they can be bleached white agin and will therefor last longer

Hi   all  can  anyone help   we've just received a ball park figure from our solicitors of 2000euro?

This sound about 500euros more than we expected   I have asked for a complete list o services and their price structure to make sense of it?

Has anyone got any thoughts on this price

We were informed by the Sales Office at UGR last week that the security team is very expensive and that owners would be advised to consider the level of security they require on the site.  Something for us all to think about.

Is the charges for the 24 hour security or the Alarm systems.
