To All Forum Members

It is with great pleasure that The Forum Team are pleased to announce that we have made arrangements for a UK specialist mortgage broker to advise Forum members on mortgages or other financial products related to the purchase of your property in Spain.    The brokerage we have connected with is a family based business based in the South of England.  They use whole of market for mortgage sourcing in the UK and do not charge brokerage fees.  However, they have stipulated that the free brokerage fee offer applies only to UK mortgages.  (This does not mean that your mortgage will be totally fee free as lenders do tend to charge arrangement fees).
 
They can advise on any type of UK mortgages on Spanish Property as well as Spanish mortgages with Spanish Lenders as they have links with various lending institutions in Spain.  However, with regard to organising Spanish mortgages from Spanish lenders, they have further stipulated that if there is any doubt that the mortgage will not proceed, then they will charge a fee of £250.  The principal of the firm Jan Duffy of Abacus has property in Spain so is well versed in all the financial ins and outs of financing our dream homes.

Hello... and thanks to Sandra for this posting. Just to confirm, we are a family run UK based mortgage broker that offers free mortgage advice to customers in the UK on their UK property. Through the contacts we have built up over the years, we can also offer advice on Spanish mortgages (where we only charge a fee of £250)... Jan is still having extreme difficulties in posting.  I am actually sitting here with her at the moment.  So, I am going to post an email she sent to me recently which is what she was going to post.  Please contact Jan directly for more information, but she is saying that although the developers mortgage is low on initial fees, in the long term it would appear to be a more expensive option. She can explain more when you contact her.  She needs to know exactly what you have been quoted by the developer so that she can do the research to give you a comparative and competitive quote.

So here are the options she has sourced thus far:

Sorry for the delay in responding to you all, however we have  carried out considerable research to ensure accurate and comprehensive advice is being given. As  discussed previously, Murcia-Golf customers can save on initial set up fees if you choose to go with the builder's mortgage, however real savings may come through a cheaper mortgage product:
 
- not only in terms of rates
- but also on loan amount  (we can lend up to 90% of the valuation price as opposed to lending on the purchase price that Bancaja may offer)
- and flexibility, in terms of both
    lower early repayment penalties
    and a higher interest only period.
 
So you can have an idea, Abacus Financial Ltd can offer:
 
Up to 70% LTV options
 
- Euribor 12 month + 0.75% (5.46%)
25 years
No partial early repayment penalties (full early repayment penalty is 1%).
Arrangement fee 1% of the mortgage amount
Up to 75 years old.
 
- Euribor + 1% (5.72%)
30 years
No early repayment penalties
Up to 12 months payment holidays
Up to 3 years interest only (or 5 years if the ltv is lower than 60%)
Arrangement fee 1%
Up to 70 years old but flexible
Can consider more than 70% ltv if the client is financially good quality.
Takes purchase price into account rather than the valuation price.
 
 - Euribor 1 month + 1.1% (5.51%) over 40 years with an interest only period of  up to 15 years and no early repayment penalties  (minimum overpayment 10% of the initial mortgage amount).
 
Up to 75% LTV options
 
- Euribor 12 month + 0.9% (+0.25% for the first 6 months) (5.67%)
30 years
Early repayment penalty of 0.5%  of the overpaid amount.
Arrangement fee 1%
Up to 70 years old but flexible.
 
- Sterling mortgage: 
UK base rate for the first 3 years (5.75% - that's cheaper than  Bancaja!)
40 years
No early repayment penalties
A choice of going interest only for the term of the mortgage (in which case you would need to show a capital repayment vehicle).
Arrangement fee 1% of the mortgage amount - can be added on top of the 75%
Legal fees for their solicitors attending the notary are 1% of the mortgage amount
 
Up to 80% LTV options
 
- Euribor 1 month + 1.1% (5.51%)
Up to 35 years
No early repayment penalties (minimum overpayment must be 10% of the initial mortgage amount)
Arrangement fee 1.5% for 75%LTV, and 1.9% for 80%.
Up to 75 years old
Up to 5 years interest only
 
Up to 90% LTV options
 
- Euribor 12 month + 1.35% (6.07%)
Up to 40 years
Early repayment penalty 1% of the outstanding balance
Arrangement fee 1%
Plus indemnity insurance of of 1.08% (if the loan to value is of 85%), or of 1.66% (if the loan to value is of 90%) of the mortgage amount. However, this can be added to the mortgage.
Up to 80 years old
Up to 2 years interest only.

several of you have contacted us for advice on purchasing your properties. we have now complied a form for you to complete which will help our lenders to complete your quote. if you have not heard from me and are waiting for a quote. please email me urgently.
please remember, if prefered and if you have enough equity in your uk property, you can raise the money on your uk property and pay cash in spain... with regard to mortgages in the uk we have access to the whole of the market including self certification mortgages. in a lot of cases in the uk for remortgaging we can obtain free valuation and free legal  fees..

  :)hi everybody well we do not believe all is doom and gloom!! we are still doing mortgages in the uk and spain!!!
however it is more difficult to get mortgages in spain now..you cannot get self cert mortgages in spain and you do have to prove income and they will do an experian check  in the uk.. this includes the builders mortgage..you may find  the builders mortgage has obvious advantages with the fees in the begining  but we can improve the rate and term and method overall.. so please send for our form to see if we can help.of course the other route is remortgage in uk  and pay cash inspain we can help with that.. it does mean you will not have problems with currency fluctations...we do not charge broker fees for uk mortgages and we have access to whole of market..
regarding the property market i do have a 4 bed villa in campoverde which we purchased in 2001.. its the old story you have to hold your nerve and remember things can go up as well as down. you may just have to button down the hatches and wait...

I got a email from U.G. saying our apartment on phase 2 will soon be ready. Still no contact with our agents MRI or whats there name this week. But i did get a phone call from Capital financial partners. requesting information from us to get a mortgage. <can anyone recomend or has used this firm> . We did use them at the start of the buy but I am wary about the whole MRI  business. Big Gaz

My advice would be to shop around, its no different over there to here in terms of being able to source the best product that suits you.

You are not bound to use these people. I would contact La Vida via the forum and use their quote as a base line.

Are you still helping people at United Golf with mortgages?
I am due to complete very soon on phase 2 and still haven't arranged a mortgage. Can you help and how should i contact you?
