United Golf - The Company Itself
« on: July 03, 2006, 11:21:19 AM »
Has anyone been able to find out any information on the company itself. Apart from it being a family run business and in the game for 15 years with 4 projects planned?

Does anyone know if there is access to information on properties already built - would be nice to contact someone living in one of their properties to find out how they feel about it?

Does anyone know why they only have a licence for phase one only so far? Our estate agent said this is normal in Spain?

Does anyone know if they have the correct planning information so they can't landgrab in a few years time?

Does anyone know the name of the bank who is backing United Golf?

Sorry for all the questions but we have not bought abroad before and hear so many horror stories we just want to check out everything we can!!!

Thanks for the warm welcome from eveyone!

Hi Theresa & Dave.

Here is a few answers to your questions.

We have not a attempted to find out anything more out about the company the promotion material sold the company for us.

I`am sure if you contacted previous buyers perhaps each one would have a different view to how they feel.

Not sure as to why they have only a licence for phase one,but your agent says this is normal in Spain yes he will want the sale but he also has the local knowledge.

All the planning and plans have been submitted to the local town hall, your lawyer will have done the checks for you. After all this is a residential complex, not a single property on its own in the hills.

Again we have not asked the question but the bank guarantee is in place.

At the time we purchased we saw the plans and the model complex, we decided in the space of 1 day that we would buy here. I do not think that this is the way for everyone though.I`am not trying to sell the development that has to be your choice, but you will always find more questions to ask.

Have you compared other developments with United Golf?
How do they compare?
Ask United Golf at the top of the forum there is a topic where you can post a question to The Project Manager at United Golf.

When are you going back out to take a look around, good luck anyway and let us know how you get on.

Hi All

Theresa asked United Golf to answer some of her concerns regarding the development, below are the answers from United Golf.

Q. Do one know if there is access to information on properties already built - would be nice to contact someone living in one of their properties to find out how they feel about it?

A. As this is our first Golf resort we don't any information on the other golf resorts.
Our company Grupo RS is building a housing development in Arenales (Alicante) which 99% of buyers are Spanish. The web is in Spanish only but if you wish to check, www.balcondearenales.com

Q. Do you know why they only have a licence for phase one only so far? Our estate agent said this is normal in Spain?

A.The is the normal process in Spain to allow developers to make some changes from phase to phase. We do have a general licence (Plan General) for the whole development.
The reason that we only have a building licence for phase one is that we must build phase one according to the licence granted. This then means that we can make some changes to the second phase (if we think it is for the better of the development) before the licence for the second phase is granted.

Q. Do you know if they have the correct planning information so they can't landgrab in a few years time?

A. Yes we do have the correct planning information and nobody will landgrab in the future.

Q. Do you know the name of the bank or Company who is backing United Golf financially?

A. We are working with 3 banks, Caja Murcia, Caixa Catalunya and Banc Caja. Each of the banks will have a percentage of phase one to do the mortgages.

Q.Can you tell me if the new airport at Corvera will have flight paths over La Tercia?

A. As far as we know the flight paths have not been finalised yet so i don't have any more information for this.

Thanks to Theresa for sharing the answers with us.

Hi Dave, one of the answers they gave you seems a bit strange.  The flight paths have to be agreed before permission for the airport to go ahead is approved.  As approval has now been given, it means the flight paths have been established.  I have been told that this is normally one of the first things to be decided upon and can be years in advance, i.e. in planning stages.  I know for certain that it does not go over Corvera, don't know if that is of any help.  Just behind Corvera's plot there is a military base and commercial airliners are not allowed to use the airspace.  Not quite sure how far away United Golf is or in which direction but if you look at www.costacalidad.com/airport.htm, you will see where the airport will be positioned.  Hope this helps.

Hi Nattyo

Thanks for the information on the airport.

United Golf is located near to the villages of Sucina and Balsicas,it is also not to far away from  Sierra De Columbares a natural park and bird reserve.

There are a number of mountains in the area, so not to sure if the flight paths would go over La Tercia with the planes landing and takeing off

Maybe one of our members have some information regarding the Corvera airport.

Hi

Seem to be posting quite a bit today and at such a late hour - busy doing admin work all day so on and off computer alot.

Does anyone know who we should contact to find out about the ne flight paths?  Nattyo can you tell me how u are so certain that it does not fly over Corvera I was told today by our agent that they one of the reasons they chose not to look at promoting/selling etc Corvera was because there was a new flight path over this resort.

Seems to be some conflicting messages - would be good to get a definitive answer?  Any ideason this one.

Hi All

I have received this reply from our agents, regarding the flight paths.

I have spoken to Untied Golf Resorts and they have told me that although there maybe some aircraft they will be very high and the noise will limited. They have a plan in the office of who will be affected by the flight plans and they will send me a copy tomorrow.

I have also asked the question to Gisella in aftersales, but so far still awaiting a reply.

Hi Dave

Just had a peek at the refreshed website - loads more information, but a pity they have not refitted the show apartments with the new finishes - ie. marble floors, new colour scheme for kitchens etc.

Anyone know about any price rises?  Are we scheduled for another rise soon?

Sandra it is also a pity that they will not answer, any of our questions about the golf course ;).

Perhaps they are saving some money, to make the 10th or 19th bigger ;D regarding refitting of the show apartments.

A price rise would be nice?.

Hello Dave

We looked at the updated UGR website last night.  We were hoping to see another 9 more holes on the plan of the golf course ;)  Looking at the site today, it appears that they have now taken off the links to the other resorts.  Where have they gone???

As Sandra has said, it would be nice if the show apartments were updated to show the new finishes.

Bye for now

Val and Paul.

Our agent has told me that United Golf Resorts (Grupo RS?) announced on Thursday 1st March that it has taken over the forthcoming Los Granados development, which I think is going to be in or near to La Tercia. Not sure if this is connected with our extra 9 golf holes (Los Granados also has 9).
