Q. I would like to know if there will be options to have patios etc constructed in gardens.
What is the basic garden layout provided – if any?

A. The gardens will be landscaped and should be as the plans you received when you bought. I will find out from the developers if options will be available for adding patios etc if not I have some very good contacts out here for getting work like that done at reasonable prices. I will also check if it is possible for the owners to buy extra tiles etc as it is better to buy now as you will have the same shades of colours in the tiles rather than buying them later from another batch which may be a slightly different shade which has happened on other developments.


Q. Can you tell me if there will be any public transport from La Tercia to Murcia and/or the coast when the development is finished?

A. Yes there will be public transport available. With all the properties being built in that area public transport will have to be provided. You will see more and more public services being introduced as the developments take shape.


Q. Will the properties have lighting and fittings installed already or will they need to be purchased separately?
Also can you ask the question about the landscape will the trees that are standing at the moment, will they still be part of the landscape.
Especially the one in photo 27 on general site photos.

A. The lights which are installed in the ceilings are standard but the lights which are in the dining area and lounge will have to be installed separately. As for the trees I should imagine they will be left in if they were to be taken out I think they would be taken by now. The diggers and dumper trucks are everywhere and they seem to be respecting the natural environment where ever they can.


Q. I would like to know how the security entrances will operate,with the golf course being open to members of the public how will the security operation work with regard to the residential area.
Also i would like to know if there is an alarm activation in your propriety what course of action will be taken by the alarm monitoring company.

A.The way I understand the alarm sytem to work is that it will be connected to the security on site who will in turn contact the local police to attend to any occurance. The areas that are open to the public will be gated to prevent the public entering the residential side of the development. Security will also be present to deter any intruders. As with any place, everyone has to be vigilant and not leave valuables in open view, even residents can be tempted it is not always outsiders you have to look out for.


Q. I read some time ago that insurance companies in Spain are unlikely to insure ground floor properties unless both the windows and doors are fitted with security grilles.  Just recently I have been told that this also applies to both 1st and 2nd floor properties.  Do you know anything about this, and if so does this apply within secured gated developments.

A. I have never had a problem with these clauses with an insurance company. You can ask for a quote from www.intasure.com which is a division of Norwich Union here in Spain. Quote ref 155015 on the application form. These provide insurance for ex pats living in Spain and also for holiday homes. I do not have the security grilles on my own home and it is insured by them. You get discounts for having alarms, security doors etc and the premiums are very reasonable.


Q. When we visited the show apartments earlier this year we noticed that the airconditioning unit was above an office style suspended ceiling grid either adjascent to or in one of the bathrooms.  Do you know if this type of ceiling will be used in the actual apartments.  We know that the unit will require access but felt a normal plastered ceiling would look better with an access hatch.

A. All of the conductor air conditioning units are fitted in false ceilings as in the showhouse. You need access to change filters re-gas etc. I admit it would look better with plaster and a hatch but the hatch would be far too large to accommodate access to the units. I have in my own house fitted this type of air conditioning and have installed the false ceilings.


Q. What is the general procedure when it comes to everyone furnishing apartments/houses at the time of handover from the builders.  Will they have a system in place to stop congestion in the lifts and stairways, as I can imagine everyone will want to furnish the moment they get their keys on handover day.

A. Not everyone will be completing on the same day so I am sure that the furniture people will not be getting in each others way. If you look at the Polaris La torre site they are completing on more than 700 properties over the next couple of months and so far there have been no problems. The public notary can only sign about 20 or 30 per day and with approx 500 in phase 1 alone you will have plenty of space in the buildings


Q. I would like to know if properties with a garden or roof terrace will be provided with an outside tap for irrigation purposes.

A. I asked the same question about water and electricity supplies and they confirmed that both the balconies and the solariums will be equipped with water and outside power.
 

Q. Can you give us an insight on how this works appointing an administrator of fincas?.

A. In response to your enquiry, usually when a development is completed an administrator of fincas is appointed to handle the finances and running of the development. they will segregate the community fees into different catagories for paying insurances, painting funds, paying of the community electric and water etc. They are appointed by the owners, who all have a vote on what the money is spent on and which administration company is used. A for instance is, they will make sure that all of the apartments are insured so if the guy living above you has a flood and it affects your property then a claim can be put in if the owner does not have their own building insurance etc. The payments for the cleaning of the pools etc will be paid from the fund. they do all of the administration of the development and monitor that their is enough money in the funds to carry out the necessary operations of the running of the development. A president of the community will be apointed and also if required a vice president, a tresurer, and anybody else you wish to appoint. The development will be basically run as a company and the administrators are the company lawyer, accountant etc. Sounds complicated but it´s not really.


Q. We have bought an apartment in Swing building M15. What do think the noise levels will be like from the Commercial to our block - it looks as if it will be ok on the plans but would like some reassurance.
 
A. I do not think the noise levels will be high at all the site is not exactly Benidorm with thousands and thousands of people. If there is a problem I am sure that a quiet word in the appropriate ears will do the trick.


Q. Do you know if there are any plans to build a commercial zone or supermarket on the C3319?

A. I did hear a rumour last week that two of the partners in Polaris world are talking about building a shopping centre opposite the La Torre golf resort. If I hear any more about it I will post it.


Q. Can you tell us when will phase 2 properties be released?
Will all the development be completed by DEC 2007, or will there still be construction work taking place after this date

 A. Phase 2 is not to be released just yet but I do not think it will be long as the properties are selling very well indeed. The whole development will not be completed by Dec 2007 but should be well underway by then maybe 6 months later. The building of phase 2 should not effect phase 1 because of the way it has been designed.

Q. For a while now we have been trying to find out whether the swimming pool shown on the revised plans adjacent to block 15 will be staying there, or whether it will be put back to the original plans opposite block 12.

A. The swimming pool will be staying where it is shown in the plans adjacent to block 15.

Q. Please could you let us know any details of the swimming pools within the M12 Area? Are there any plans to build pools that are suitable for children?

A. There will be pools suitable for children but we don't have designs yet as they are being designed. It's possible that a section of each pool could be for children.

Q. I saw on a web site today several different companies who were offering apartments from UGR and they were offering 3  different designs,of the 3 bed Green Buildings,  A B or C , ie bed 2 looks like it had a patio door onto the balcony and another variation of what looks like a sitting area in the master bedroom.     We were told the apartments were all the same except some floors had  10 mtr balcony as apposed to 8 sq mtr balcony and would all be the same as the show apartment.   Could I kindly ask you to look into what designs are being sold on this phase.

A. There is type A,B,C,D,E,& F in the apts and this is to differentiate which floor the apartment is on & if it is on the corner or in the middle of the block.
All the Green apartments are generally the same except for the top floor apts. The top floor apts on the corners are slightly bigger & do have a bigger master bedroom, a seating area is shown in the plans.
The general balcony sizes are either 6.5sqm or 10sqm, the top floor apts have a bigger balcony of 15sqm.


Q. Is it possible to have the utility area closed in on a ground floor apartment?

A.  It is not possible for us the developer (UGR) to close the utility area because of the construction licence but it could be possible for residents when construction is completed.


Q. Is the shower screen included?

A. The shower screen is not fitted but will be offered as an option in the future, we don't have details of this at the moment but we will inform you when we have. Dated 05/072006

Q. I would like to know what type of noise insulation will be used in the apartments.

A. The houses will be provided with a 12 cm thick brick plus a corkboard and between them is going to be created a chamber of 6 cm. All this will constitute a good thermal and noise insulation. In addition to this the windows will be provided with climalit glass (double glass) which insulate very well against the noise.

Q. Could you please ask when they are likely to start the remaining blocks as on our next visit we would like to be able to see our block.


A. M12 (Block 12) : - the structure has been erected

     M15 (Block 15 - commercial area) : - the foundation has been done

                                                                - we are building the columns

     M11 (Block 11) : - we are erecting the structure of the 2nd floor

     Villas (1rst / 2nd line) : - we are doing the excavation

     Links : - we are doing the foundations



Q. We would be very pleased to know if United Golf has plans for a desalination plant and, if so, where it is to be located and when construction is likely to commence.  Alternatively, if UG is not planning to build its own plant, then which plant is likely to supply water for the development.

A. The water destined for the irrigation of the golf course and the green areas of the urbanization is guaranteed as it has been planned the installation of a purification plant for sewage water which will then be used to water the golf course. Moreover United Golf Resort has some shares of the "Desaladora de Vadelentisco" (Vadelentisco purification plant) and of some wells to facilitate the watering. As far as the water for the human use is concerned, the Ministry of the Environment declared that the second purification plant of San Pedro del Pinatar will probably be ready in November and that before the end of August will be assigned the construction of 5 more purification plants in Murcia, Alicante, Almería and Barcelona, which will be able to produce about 210 cubic hectometre of water per year. United Golf Resort La Tercia has not received any objection from the Hydrographical Confederation of Segura (the organ in charge of the water management in the region) to build the golf course and to supply water to it.

Q.I would like to know is it possible to have some kind of information at the development sales office, informing future owners and existing owners of the Murcia-golf La Tercia Owners Community website.

A. I'm very sorry but even if we think that you have had a good idea in creating a forum, unfortunately we can't provide our customers with this information because it is something that has not been decided by the General Director of United Golf Resort and that you have created by your own.



Q. Will the recent water issues compromise the original design of the golf course? Could you confirm that the golf course design will not be changed?

A. The original design of the golf course will not be compromised by the recent water issues but at the same time I can't confirm that the golf course will not change slightly. The golf course designer Pepe Gancedo may make slight changes to the design during construction if he feels it is to make the golf course better.

Q.  Could you please tell me if internet access will be available in our properties at United Golf,and if you know which company would supply internet access?.

A. Almost for sure the internet access will be available in your properties but as it would be supplied only at completion we didn't reach an agreement with any company yet even if probably it will be supplied by telefonica.


Q. Also do you know if the flight paths to the new Corvera airport will they pass over United Golf Resort.?

A. We now have the information regarding the flight path,check the topic board for the flight path information.Or click on the link below.

Q. Is the course a pay and play?

A. The answer to this question can be connected to the previous one as we still don't know who will manage the course and how it will run it and I'll get in contact with you as soon as I know something.


Q. Is the course a municipal one?

A. As far as we know at the moment, the access to the course will be for everyone, even for people who didn't buy a house in our Resort.


Q. Green fees for Owners, preferential tee off times for owners.

A. We don't know yet which fees will have the owners and if they will have preferential tee off times, but surely the owners will benefit of a discount.

Q. We have noticed that the photos on your UGR website haven't been updated since May.  Can you please let us know when the next updates are likely to occur.

A. Yesterday I spoke with the person who is charge of the webpage and he told me that he will update the pictures as soon as possible.


Q.How many properties are left on phase 1?

A. The properties left on phase 1 are about 90.


Q. When will phase 2 properties come onto the market?

A. It will come onto the market around October.


Q. What is the expected completion date for phase 2?

A. Phase 2 will probably be completed in December 2008 / January 2009.


Q. Will there be any more apartment blocks on phase 2?

A. Yes, there will be more apartment blocks.


Q. Do United own any of the surrounding land to possibly at a later date make it an 18 hole course?

A. No, the course is not going to pass from a 9 hole course to an 18 hole one.


Q. I got an email today from my solicitor to advise me that he would not recommend a purchase with La Tercia as all the licenses were not in place. This is of concern to us all, we would be grateful if you could confirm what the situation is with all of the licences.

A. Concerning the licence of the golf course, as we have obtained a general licence (Plan General) for the whole development which includes the project of the golf course, we are not going to have any problems in getting the actual licence, which in fact we are expecting to receive in about 2 weeks. I'll get in contact with you as soon as we receive it.
 

Q. We have been told that as purchasers of property on La Tercia we will be entitled to a discount when using the golf facility. Could you confirm that this privilege is only being offered to La Tercia owners and will not be available to surrounding developments, such as La Tercia Real?

A. Yes, I can confirm that the discount that you will be entitled to as purchasers of our properties will only be offered to La Tercia owners and members of the golf club and not to the purchasers of the other developments.
 

Q. Can UGR close the utility room of our apartment?

A. It is not possible for us the developer to close the utility area because of the construction licence but if you want you can close it by yourself when the construction is completed.

Q. Is the garden company going to organise the barbecue, to build a bigger porch..?

A. No, the garden company is going to organise only the garden (grass, plants, paving..). Concerning the barbecue, you have to contact somebody by yourself whereas as far as the porch is concerned you have to ask a building licence to the townhall and then in case there's no problem, contact somebody to build it for you.
 

Q. What about the floor and granite of the kitchen of the Green?

A. I can confirm you that they will be changed not only in the villas but also in the apartments. The girl who is in charge of defining this matter is still on holiday and when she will be back I'll try to find out for you which will be the new colour.
 

Q. Which is the difference between a residential home and a holiday home?

A. The main difference between the 2 houses is that in a residential home you have tax exemption whereas in a holiday home you don't have tax (fiscal) benefit.1)
 
Q: How does the 10 year building guarantee operate? A: Ley 38/1999, de 5 de noviembre, de Ordenación de la Edificación

Artículo 19. Garantías por daños materiales ocasionados por vicios y defectos de la construcción.

Seguro de daños materiales o seguro de caución, para garantizar, durante diez años, el resarcimiento de los daños                             materiales causados en el edificio por vicios o defectos que tengan su origen o afecten a la cimentación, los soportes, las vigas, los forjados, los muros de carga u otros elementos estructurales, y que comprometan directamente la resistencia mecánica y estabilidad del edificio.

Article 19. Garantee for the material damages due to building defects.

Material damages insurance or bail insurance, to guarantee, during ten years, the compensation for the material damages of the building due to defects that have been brought about or that affect the foundation, the supports, the beams, the frameworks, the loading walls or other structural elements, and that directly compromise  the mechanical resistance and stability of the building.

Q: Who monitors the construction work of the buildings?

A: The technical control body (OCT-Organismo de control tecnico) is in charge of certifying with a report that the construction has been correctly executed.
                     
Q: How many properties are there on phase 1,and how many are there on phase 2?

A: On phase 1 there are 595 properties whereas on phase 2 there will be about 450 properties.

Q: Is there a possibility that a web cam could be installed at the site to monitor the progress of the development through to completion?

A: We are sorry but after studying the possibility of installing a web cam at the site, the general director decided not to put it. Anyway we will do our best in keeping updated the pictures of the development of the construction on our web page.

Q: How many swimming pools are there on phase 1?

A: On phase 1 there are 7 swimming pools. 21/09/06

Q: Is there an option for owners to change the tiles in the bathroom, at an extra cost to ourselves?

A: I'm sorry but I think it's not possible because it's our first golf resort and don't have the department of the "extras" yet. 21/09/06

Q: When we signed for our apartment (Block 5 Swing M15 C) in May 06,  it was explained to us that Block 6 would be repositioned slightly further away from block 5 this was due to close proximity and view restrictions. Can you confirm whether this is happening, happened or not going to happen.

A: Block 6 will probably be repositioned slightly further away from block 5, but unfortunately I can't confirm it yet. Anyway your sales agent should have told you that we have the right by law to modify a bit the project until completion because we don't know how the earth is going to react while digging and moreover the scale model is just an almost faithful representation of the actual realisation. 21/09/06

Q: When will construction begin on apartment blocks M12 B9, and M12 B11?

A: I don't know exactly when it will start but I can assure that it will start very soon because now we are erecting M12 B8. 21/09/06

Q: Have you received the golf licence?

A: The lawyers of the townhall are doing all the legal procedure in order to give the licence to us but we don't know exactly when we are going to receive it. Anyway don't worry about it because as Teresa told you the golf course is already taking shape and it will be finished on time. 21/09/06


Q: Will there be any screening from the roads or fencing for when residents are swimming?

A: The swimming pools will be fenced all around. 21/09/06

Q How does the apartment garden boundaries will be separated? What will be used to separate the gardens?

A: Villas: low wall revetted in stone plus a green metallic fence
        Buildings: GREEN, TEE, SWING and LINKS - Balaustrade 1 mt around the perimeter of the gardens at the ground floors.
                                                                  - Ground floor gardens: a strip of 2 mt of ground and the rest will be paved.
                                                                  - The ground floor apartments do not have exit through the garden. 21/09/06


Q: Will the resort be closed?

A: The resort will be fenced completely and at the entrance, at the 2 access streets will be put a barrier with a gate keeper who will check the entrance of the people. 21/09/06

Q: What about the comercial area?
A: Dimension: 3.600 sqm (about 500 sqm in height)
        Ground floor: 2.750 sqm / 20 shops
        First floor: 850 sqm / 6 shops
 
7) Q: What about the sport area?
    A: It consists of 2 buildings, different courts and a stand:
        - Building 1: changing room plus a small gym
        - Building 2: cafe plus a social club (where the neighbours can meet)
        - Multi-purpose sports field (football, basketball..)
        - 2 tennis courts
        - "Padel" court
        - Petanque
        - Bilateral stand with views to the multi-purpose sports field and to one of the tennis courts.
 
    Q: What about the clubhouse?
    A: - "Water driving range"
        - Changing room
        - Shop & a caddie master
        - Storeroom for the golf clubs
        - 1 terrace upstairs (from which you can see the golf course)
        - 15 places where you can hit the golf balls with possibility to install more places on the 1st floor
        - car-park for the golf buggies.

 Q: Could you please let us know if many Spanish or other Europeans have purchased property at La Tercia?  The other purchasers we have had contact with so far mostly appear to be from the U.K.  We are hoping there will be a good mix of people from all over Europe.
A: As far as I know the majority of our clients comes from the U.K., but there are as well some Spanish, Irish, Dutch, Norwegian and Indians buyers.
 
 Q: Gisella, would it be possible to send us a picture or colour sample of the dark brown kitchen cupboards that UGR will now be installing in the apartments?  Do you think this may make the kitchens feel dark and smaller?  Why have UGR decided to change this?
A: I'm sorry but I don't have any picture or colour sample so far to send to you, but if you would like to have an idea about the colour I suggest you to visit our webpage and click on United Design and pay attention to the dark brown drawers of the kitchen, this is the colour that the kitchen furniture will have. Personally, I don't think that all this will make the kitchen look dark and smaller, all the contrary, in fact the reason why we decided to change is to enhance the constrast between the furniture and the topmarble (grey, brown and white, a bit shining) and the marble of the floor that we are going to put.
 
 Q: Do you know the reason why some of the apartments close to the commercial area will not be part of the Phase 1 handover?  We thought it was UGR's intention to hand over all this area at the same time.
A: It is, all the area around the commercial area belongs to the 1st phase.     
 
 Q: Have you heard anything more from the architect about the location of the play areas?  We would love to know his thinking behind putting these so close to the apartments.
A: About the position of the swimming pool and the children playground, when you bought your property the location of the children playground was not defined yet and the architect decided the actual location of the swimming pools and the children playground according to the land conformation (its pendence). Anyway as far as our architect told me, the children playground will be located ABOUT 30 or 35 sqm away from the houses which means that they will not be so close as it appears to be on the masterplan.
 
Q: Any idea when we will be receiving the welcome packs?
A: No, I'm sorry.
 
Q: Gisella, we know that UGR will be installing air conditioning units in each of the apartments and houses.  What we wanted to know was, will they have a mechanism like you get in hotels whereby if someone leaves the windows open, or when they go out for the day, the air conditioning automatically shuts off.  If not, will there be an option to have this installed?
A: I'm sorry but the air conditioning units that we are going to install will not have this kind of mechanism, because the low price of the properties doesn't give us the margin of installing this kind of air conditioning units.
 
Q: Why have UGR taken the water away from the golf course?  Only a couple of months ago you stated that this would not be happening, and that only minor changes to the course may occur.  As far as we are now concerned, this now makes the course no better than a pitch and putt.  Who would seriously want to play this course?
Q: Has the course designer Mr Jose Gancedo made these changes?  Does he believe this makes this a better course?
A: The lakes of the golf course have changed in shape because of the very high salt quantity (content) of the soil which could damage the golf course and not because of the water issue, but we put as many lakes as possible, moreover the aquatic driving range (full of water) has been confirmed and it's going to be the 1st one in Spain. Attached you will find the new masterplan, anyway I would like to remind you that "the details and pictures in this document are purely for informative purposed and have no contractual value. The development management may, at their discretion, introduce changes for technical, commercial and legal reasons."
 
Q: Just what other MAJOR changes are UGR planning between now and Dec.07?
A: I still don't know which changes UGR will do, but as I wrote you before "the development management may, at their discretion, introduce changes for technical, commercial and legal reasons until completion."

Q: Can you tell me who will own the land that the golf course is on?.Do you know yet, who will manage the golf course.
A: I think that UGR will own the land, but I'm not sure about it. As far as I know by now UGR will manage the golf course, but it could still be changed.
 
Q: Can you tell me if the aqua driving range will have high netting around the edge or will it be an open design?.
A: Around the aquatic driving range there will probably be some plants, but we don't know yet if there will be a high netting around it.
 
Q: Can you tell me if the Golf course licence has been issued yet from the town hall?.
A: The golf licence is being processed, we have now received the positive Declaration of Environmental Impact which is preliminar to the delivery of the golf licence, as a cosequence we are expecting to receive it very soon. If you wish we will let you know as soon as we receive it.

Q.How will the site be supplied with water for human use?.
A.Once you've signed your contract and before you move in you will need to contact the water company to conect your water. The same applies to electricity and gas.
   
Q.How will the water from the recycling plant be treated,If the water is not efficiently treated there will be plenty of opportunity for airborne disease from the water?.
 
Q.What plans are in place in case the recycling plant breakdowns, and starts to give out dirty water?.
 
Q.How will the soilid waste be removed from the sewage plant?.

A.Answer applies to Q. 2,3 & 4: All of this has to be done to a set standard according to law. I don't yet have the details of this.

Hi All

We have received this reply today from Micheál McDonagh sales manager at UGR, with regard to a number of questions we asked UGR.

Q. When we compared the Tee apartment plans in the sales office we found out that there has been a change made in the hallway wall leading into the kitchen area apartment 2, originally this showed a entrance to the kitchen area from the hallway and an entrance from the living room to the kitchen. Could you inform me as to the reason for this change ?

A. 1. The reason for this is that our engineers and technical staff check all plan as we build and if there is the possibility to improve something they change it. They then thought it would be a better lay out and now that there will be a wall instead of a door there is the possibility to put a small table in the kitchen

Q  Due to our apartment not having a utility area could you tell me where the vacuum system and washing machine will be positioned in our apartment M12 B9 apt2 ? We have been informed that the washing machine will be located out on the patio, is this correct we believed the washing machine would be in the kitchen. We feel that by having a washing machine in full view of the road and adjacent properties, is not the image for the development or from a security point of view. Please can we ask that the washing machine be located in the fitted kitchen area.

A. The washing machine and vacuum system will be positioned in the terrace and will be covered by a wall structure at the back and side of the washing machine meaning it would not be visible from the front. This will be done in the most tasteful way possible. I have asked and I’m afraid we can’t place the washing machine in the kitchen due to the lack of space.  
 
Q. I have seen the construction work work being carried out on the new water treatment plant, could you inform us who will be responsible for the management costs etc of the plant. Will the golf management company fund the costs of maintaining the plant or will this be a shared cost between the golf company and the owners with the costs included in the community fees ? Do you have a up to date figure of the community fees?

A. The water treatment plant which will be used to maintain the golf course will be covered by golf membership fees. Golf membership fees will include the maintenance cost of the golf course. The community fees will be approximately € 800 to €1000 but when the first phase is completed and people move in to their properties there will be a community meeting to decide everything
 
Q. Any further news on the retail units opening at the commercial centre?

A. At this moment in time I don’t have any news on the commercial area. I will have more information in September.

So, just going through a few things and thought I would click on the United Golf web site - www.unitedgolfresorts.com - now has anyone else had the same problem as me - i.e. it's not there any more?  It simply has a holding page with a picture of the golf course with one link to the golf course website.  I wonder why - has anyone got any ideas?
