First time buyers

Hello everyone, this is such an excellent idea exchanging information and views.     We have recently reserved an apartment ready in Dec 07, a little disappointed all the houses had been sold but have never ventured into overseas property before.   Can anyone recommend a lawyer or Notre' as we will be handing over the deposit shortly and any advice would be greatly appreciated.

We both liked the area but had little time to choose and with the information I have read so far I believe we have chosen wisely, my only concerns are the water situation.  Charles enjoys golf so we hope to come out for long weekends and holidays with aview to a more permanent stay.   

We will be looking forward to meeting everyone on the 10th.

Welcome to the La Tercia community. ;D

We to think we have chosen a good area,we are awaiting the countdown with great excitement.Hopefully everything will go according to plan and Dec 07 will be one to remember :)

With regard recommending a lawyer our lawyer is one recommended by our agent,if you do not want to go down this road check out the ex pat in Spain website.There are a number of lawyers that offer advice on the forum ,or if you go on the clubmurcia website and check the links there are lawyers on here to.Also www.spanishpropertyinsight.com have a section on find me a lawyer.

Maybe one of the other members can recommend a lawyer for you as well.

Yes the water situation is a worry but not only in Spain also in the UK.

Hi All
      Solicitors are plentiful  in Spain as I am sure you are well aware of. I use one in particular, NCS lawyers in San Javier. The reason I use them is their priority is the client and not the developer or the builder. They will not pay the builder until they have the bank guarantees in place, the sales contracts are correct and that the building licences have been produced to them to prove they have the relevant building permissions etc.
       Always obtain a quotation in writing from the lawyers and make sure it includes things such as obtaining your NIE numbers, which you will need to complete on the property when it goes to escritura, also changing things like the water and electricity contracts into your name after completion.

Richard,

I understand what you mean about the delay. However, it does eventually come through so do not worry too much. There appears to be no pressure from anyone which is good I think. It is us that needs to get in to sinc with the Spanish way . The next step will be interesting for you. Depending on what I find I will let you know. Sounds cryptic I know, but it is all good fun and character building so to speak !!!!!

I have managed to book our hotel stay for the social event, are you two planning on being there?
I spoke with Amba sun today and asusual they seem pretty laid back and assure us that the wheels are in motion, so I'm starting to relax a bit. Have you had a good look round the show apartments - if so what did you think?

Como esta?  Richard and Jemma,

Yes we are going to Coventry and we will be please to meet up with you and all the other owner. Yes I have looked around the show house. The finish is quite good. I would have liked to have bought a Tee apartment but didn't have the 'pennies' spare so to speak. Did you know our Block 5 has been moved slightly ( no I am not trying to wind you up! ). Make sure you get a site plan when you get your contract.

 I managed to get a print out of the new arrangement. If you don't manage to get one let me know and I will show the plan that I have.

Quite funny really, other owner are having their bedroom and balconies changing be a few feet and our entire block is being moved by metres!! we are right in front of pool. We could swallow dive from our balconies if we wanted to.

I think that both of us need to keep in close contact since we are in the same block using the same agent and the same solicitor. It avoids the feeling of isolation I think. But then this Forum is excellent. I would hope that with the eyes and ears that we have on this Forum  and the vested interest we all have in this Resort we will pick any issues up which I don't think there will be!!

My name is Mary Louise from sunny Northern Ireland.  Not sure if I'm posting this right - never been in a forum b4.  Just back from La Tercia and bought a villa with my husband. Very nervous and excited.  The first three show houses apparently just opened when we were out and we got a good look round.  Looking fabulous!!!    Not so many apartments left.  Looking forward to talking to other buyers in the future. Anyone else from the emerald isle in the forum?

I believe you are our first owner from the Emerald isle on the forum,which part of Northen Ireland are you from?.

Hey back to - Dave + Eileen, Val + Paul and Bill + Barbara (from Belfast)

Feeling since reading some of the postings today.  Lots of questions already answered.  Thank you all!

Sorry Dave I'm not a keen golfer, apparently my days as a jolly hockey player have interfered with my ability to fine tune a golf swing - mines is still a hockey swing - enjoy it mostly for the craic.  My husband's handicap is me so his golfing is now in tatters.  Still there's always time to make it better and then do a post mortem at the 10th - thats usually a success par three and I'm there. Speaking with our agent today and I'm told that in the Green Building the following is left:

M11 Block 1 apartments 10 and 2
M11 Block 2 apartments 10 and 11
M12 Block 13 apartments 7, 10, 11 and 12

Tee Building

M12 Block 2 apartments 10 and 11
M12 Block 1 apartment 13/14

Don't know about Swing, Masters or the the townhouses.  Sounds like they are moving fast.

We couldn't decide between a villa or apartment in the green building.  Decided to take a risk and go with the villa.  Have some photos - so soon as I figure out how to post them I'll do that.

Welcome Mary Louise,  don't worry about the golf, my husband is normally up with the sparrows on the golf course while I prefer to wait a while and join him for breakfast, much better idea don't you think!!   Hope to meet up with you soon at the 10th.
