Show Houses
« on: April 18, 2006, 10:09:42 AM »
Really excited to have found the forum. Have never purchased abroad before and it’s good to be able to discuss and hear responses to the concerns which on the whole we must all share.
We paid reservation fee on March 16th for Challenge Villa on 2nd line, with preliminary deposit to be paid on 16th April, we have still not received a contract to sign but our agent says all is O.K. On 10th April he said  that showhomes should be open in approx 2weeks. He is aware that we will then visit, view and pay our 30%. Should we be concerned about delay with contract?
Does anyone have a definite date for opening of showhome?

Jean and Vic,

For us our lawyer signed our contract approx one month after we paid our reservation. This was a simple process and communication was made via email with regard to us giving him consent to do so. If you have any concerns about your contract, why not speak to your lawyer?
Challenge villa show house was very nice last time I saw it. Looking forward to seeing it furnished. Let’s hope it’s ready for your next visit.

Regards
Gary

The process was quite straight forward for us as well we paid the reservation fee, and then a few weeks later we received an email from lawyer informing us of a draft copy of the contract and also to sign form giving him consent to sign contract for us.

About 6 weeks later we transfered rest of payment through HIFX this was also straight forward, has Gary said i would contact your lawyer i have been in touch with ours on numerous occasion even contacted him by phone.

He probably thinks i`am mi thering him but he is working for us and the more i know the happier i`am has you say we all have concerns.

Hello again. Good News.
We have just been advised that the Villa showhomes will be available for viewing from 15th May onwards, so we will be out there pronto.
We have still not received our preliminary contract but our solicitors are on to it and the agents do not seem too concerned. Perhaps that is why they can accept the fact that we will not be paying our 30% until we have viewed. i.e. over 8weeks since we paid our reservation fee. I hope we are not being too trusting.
We are looking forward to going out again soon and will let you have photos after our visit. Has anyone taken photos recently?
By the way, we live near Stafford

Hi, I would not worry about time scale . We took over 11 weeks to pay our 30%, in fact we went out, met the builder with our agent and signed /paid over a bottle of Cava!!!!!! Everyone seemed very relaxed.

The original info which we were given was incorrect. We have just returned from 2 day visit to see Challenge showhouse which was not finished. We were shown around wearing hard hats and yellow jackets. The windows in the tower are a big improvement and the terrace has also been extended out. There has been a lot of groundworks done since we were there in March. Pleased with what we have seen.
What a small world - sat at the next table in the hotel was Mark(forum)Matchett. Good to know that someone local and on hand has our interests at heart and will keep us in touch...Good to meet you Mark.

Hello Jean and Vic

Sorry to hear that the showhouse isn't finished but good to hear that your pleased with the progress of development as a whole.  How long do you think it will be before they finish the showhouse?

Val and Paul.

Hello Valerie K
Not sure when showhome will be ready for viewing. Kitchen and  bathrooms were part fitted and terrace tiling was being finished off. Will the gardens and garden walls need to be done before they want people to view? Perhaps Mark could keep an eye on things and let us know when United Golf give an actual opening day. Is there anyone else on the forum who has reserved a villa on the 2nd line?

hi all

just returned from our hols and a couple of visits and we weren't allowed to visit the villas as they weren't ready for viewing.  However, we did have a gander at the show apartments in the sales office and very impressive they are too.  As Mark said previously they have modified the Masters apartment to make the living space bigger, they are putting marble floors throughout except in the kitchen where terracotta will remain and they have modified the wall finishes to a smooth plaster rather than a rough finish.  It all looks v. good.

Sandra

We are interested to hear that they are making the living area in the Master's Building larger - do you know where they are taking the space from?  We have bought a ground floor Master's apartment.

Reading all the comments that have been posted whilst we have been in Florida for 3 weeks it sounds as if the development in progressing nicely.  Time is dragging to completion though so we are booking lots of trips away to pass the time.

Roll on Dec 07

Hi
Its Sandra

Re the extra space in the Masters - they have done the same in the Green where I have purchased a penthouse - they took the space (about a couple of feet) from the smallest bedroom.  I have been to the show apartments at La Tercia where they have made the modifications to the show apartment and the bedroom is hardly affected at all.  I hope it is the same for the Masters apartment.

Best regards

Hi All

We managed to see one of the show villas while at the development,we where informed by the sales people hopefully by the end of next week furniture will have been installed. The area around the show villas is still not completed yet and you still have to wear your hard hat and hi vis jacket.

The finish of the villas seem to be very good, perhaps to an untrained eye maybe we have some builders who are owners?.
The villas are very impressive and the whole site we think will be treeemendous ;D thought i would give the tree a mention,it is still standing tall.
