Hi all,

Hopefully we might have some good news for you.  We are in M15 block 3 and our agent checked today our property will be completing with Phase 1 in Dec '07.  We did see some photos on the United Golf website recently which we thought showed construction well under way in our block.  Our agent is also waiting for news from the developer regarding the recent changes with the swimming pool and car parking spaces in M15.  Will keep you posted.

Thank you Marie for bringing the change of date to my attention.

Spoke to UGR today and yes we are completing M15 Block 2 Dec. 07.  No longer left out of all you others completing phase this Dec.

Now have to get my skates on as thought we had over a year to organise things.

You are welcome.  Yes we are in the same boat.  December is not far away.  We could be having a holiday at Christmas afterall all going to plan.

Yes Dave I remember all too well. I was devastated that my completion had gone from Dec to June. Now I have to readjust again.

With regards meeting up in Dec. What dates do you intend to go. Will completion be effected by Christmas do you think?
In a dilemma because although would love to go out for a couple of weeks over Christmas I have elderly parents to consider.

Regarding dates nothing definate decided at the moment, although we are looking at the 1st Dec so we can start to arrange the keyholding/cleaning service etc.
 
I guess it will all depend on when UGR start to release the properties, I think UGR will start to release the properties gradually over say perhaps a few weeks or maybe a month or two once phase 1 has been signed off as completed. The utility companies will need to connect the water, electricity, gas supply into the properties. Snagging follow ups will need to be completed and then furniture can be installed. Then we will be able to move in to our homes in the sun :D.

Regarding completion being effected by Christmas, it could well be we do know that the Spanish legal sector closes down for Xmas holidays I think it is the end of December into January can anyone clarify the dates .

Anyone any thoughts regarding completion day, time etc?. Any helpful comments from our experienced buyers regarding completion?.

Hi All
From our very limited knowledge, Roda Golf arranged transfer of utilities to property owners on day of completion.  Ie. all the utilities were connected and up and running  - we just paid a 200 euro per utility charge at the Notary - so we didnt have to wait for connection post completion.  I know this has been a problem with some individual developments - so perhaps United will follow the same course of action.  Perhaps this is something we can ask.

United will definately phase completions of Phase 1 properties over a period of time.  Each property has to be completed at the Notary with your lawyer (if you have given him POA), the bank official - if you are having a mortgage - he hands over the cash and the developer representative who has POA from the developer to hand over the property to the purchaser.  YOu may also want to be present and especially if have not given your lawyer POA.  With the best will in the World, there are only so many properties they can complete on in one day - really due to the logistics.  So, I very much doubt that although they may start to complete in December (which in itself is still  not 100% assured) it will take some time to sort out. 

AND THEN WE HAVE THE SNAGGING!  This is the fun time - my advice is try to get in before completion either by yourself or someone like Roy Howitt to try and sort out all the issues as this will give you some leverage if necessary.    Post completion snagging - let's hope United produce a product that does not require too much remedial work - I am sure they will - but inevitably there will be some issues to sort out.

Since Spain celebrates Epiphany seriously on 6 th Jan, this means that probably there will be nothing occurring between Christmas and Epiphany, so probably need to build these dates into your timetables. 

However, once the formalities have been attended to its amazing how everything does slot into place. 

Perhaps Rob Watchorn could expand more on the process.

Hiya,

When we saw the notary for our wills in April, we asked the question as to what date would be realistic around the Xmas hols, and were given pretty much the same answer as Sandra, as the spanish kiddliewinks get their main pressies on the 5th January it would probably not happen during the week that the date falls. On the point of snagging our agents say that when the builders say that they are ready to hand over the property, that is when they will go in on our behalf and snag it. They couldn't hazzard a guess at a time frame if there were to be a number of corrections to do. As Sandra says let's  put our faith in the hope that they make a good job of it in the first instance,from what we have seen so far , as an example, the tiling looks very high spec!! ;D ;D

Hope everyone who purchased in M15 Block 2 are aware that it not to be completed until june/july 2008.
