From our very limited knowledge, Roda Golf arranged transfer of utilities to property owners on day of completion. Ie. all the utilities were connected and up and running - we just paid a 200 euro per utility charge at the Notary - so we didnt have to wait for connection post completion. I know this has been a problem with some individual developments - so perhaps United will follow the same course of action. Perhaps this is something we can ask.
United will definately phase completions of Phase 1 properties over a period of time. Each property has to be completed at the Notary with your lawyer (if you have given him POA), the bank official - if you are having a mortgage - he hands over the cash and the developer representative who has POA from the developer to hand over the property to the purchaser. YOu may also want to be present and especially if have not given your lawyer POA. With the best will in the World, there are only so many properties they can complete on in one day - really due to the logistics. So, I very much doubt that although they may start to complete in December (which in itself is still not 100% assured) it will take some time to sort out.
AND THEN WE HAVE THE SNAGGING! This is the fun time - my advice is try to get in before completion either by yourself or someone like Roy Howitt to try and sort out all the issues as this will give you some leverage if necessary. Post completion snagging - let's hope United produce a product that does not require too much remedial work - I am sure they will - but inevitably there will be some issues to sort out.
Since Spain celebrates Epiphany seriously on 6 th Jan, this means that probably there will be nothing occurring between Christmas and Epiphany, so probably need to build these dates into your timetables.
However, once the formalities have been attended to its amazing how everything does slot into place.
