Hi Dave

Thanks for posting the very positive update.
We are completing within the next fortnight and going out to La Tercia on the 20th for 2 weeks so it was really heartening to read such an upbeat report.
Hopefully we will meet some of other "bloggers" as we haven't managed to get to any of the Coventry meetings.
Good to know the phase 2rs now have water in the pools!!

Hi Dave and Val

Pete and I were so pleased to hear your great news - we have often wondered how you were progressing with La Tercia Real and your deposit.  We both wish all the very best in the future and look forward to seeing you again at La Tercia.

Best wishes for your future

Hi Dave

Glad that you enjoyed your stay, albeit a short one and reported positive feedback for those in England. It must be hard to rely on the forum for progress at La Tercia and therefore important that a true assessment  of events is recorded.
We have a great social scene ( see Social Events ) and a supportive and caring community.
The exterior snagging is gradually being undertaken along with the residential snagging. This obviously takes time but it is good to witness the progress.
The wildlife is returning with sightings of squirrrels, foxes.an Eagle Owl with a 5 foot wingspan, little owls. numerous snakes and more rabbits than residents.
This is a great resort to live and holiday in and can justify any positive promotion
Regards
Jane

We have just returned back to the UK after spending yet another fantastic week in our apartment at La Tercia and would like to say to all you doubters out there (particularly Phase 2'ers) do not listen to all the negative talk but go out and make your own minds up.

We completed in March 2008 and yes we had hiccups before and after completion but it has all been worth it and only wish we could spend more time there.

Every time we have returned to La Tercia we have been delighted with the progress on the site and during our last visit. even despite the recession we were pleased to see UGR are keeping their side of the bargain and carrying out the snagging around the site.

All of our utilities are connected and we have been paying for them (including water) for several months now.

We know things are diifficult out there but do not give up on your dream , we are sure it will be worth it in the long run when the site is completed and established.

Hi everyone,

We have just returned from a wonderful 10 day break at La Tercia. We have caught up with friends and for the very first time since completing over 12 months ago, have had the days free to do whatever we wanted and had to resist the temptation to wander round furniture shops!

The weather was glorious and we could see improvements all around us since April. The back road to La Tercia has been tarmacced - no more potholes to navigate when wending our way back from the DyVanne or to get punctures from - but that's another story!

The gardeners were out and about every day and have sprayed all of the gardens and pool areas with insecticide.

The course is looking good in spite of 35 degree temperatures and the day before we came home Jose got his air conditioning in the Golf Club which is now wonderfully cool! What a lovely man he is too. Nothing too much trouble and prices very competitive. We also saw him handing out free ice creams to the children of guests.

Good luck to all you phase 2ers. We've been there and done that, so we know how worrying it can be, but you will get there in the end! If you can, go out and see for yourselves what a great resort we're going to have within the next year or two.

Best regards,
Lynn & John

Hi All,

We have just returned home from a two week stay in our apartment and would like to say a few thank you's.....

Firstly to Luis, Michell, John and Angela who went to so much effort to make our 12.1 BBQ a brilliant evening. Luis certainly is the king of the Paella - It really is a precision exercise, look forward to sampling the next one! I think the Paella together with the BBQ went down well with all that turned up - thanks everyone, lets do it again, some time soon..... I cant remember who's idea it was to go swimming in the middle of the night but it was quite an experience - wasn't it Jane :-X

Thanks also to Mark for opening the bar so late for us....don't know why we always seemed to be the last to leave  ::) Big Gaz has lost his title on the pool table now ;D

Thanks to John "The Stig" Quane for showing us amateurs how to play golf. We played on La Torre and El Valle - what great golf courses and just around the corner.

Chistine and Paige would like to thank Rachel - who provides a Nail service on site.

Thanks Alan and Jean for everything....Alan, our President, makes the most amazing Flat and Pita breads.

I hope the tooth is OK now Bob?

I just know I've missed so much out here.....but most of all thanks to everyone on La Tercia for making the site such a friendly and welcoming place - we didn't want to come back.

Gary, Christine and the Girls.

Hi Everyone

We are just back having completed on our purchase.
Everything went very smoothly due, I think, to our Solicitor having P of A and all the paperwork having been organised for us.
Juan, our Solicitor, collected us on the Tuesday morning, accompanied us to the Club House where we handed our cheque to Helen and then took us into Murcia where we signed our Wills.  And that was the paperwork done!!!
If I have any criticism at all it is that it would have been good customer relations for UGR to perhaps have someone accompany the new purchaser to the property to run through the operating instructions re boiler, vacuum, air con/heating (although it isn't connected until the standing order is set-up, which our Solicitor is also seeing to) and washing machine.
On the Thursday we went furniture shopping with Maria (wife of Mark, Sports Bar) and that was most definitely the best plan.  We explained what we were looking for and she took us to the appropriate shops.  By lunchtime we had our sofas/beds and lighting organised!!
Although we visited Ikea in Murcia to look for a couple of units - bookcase types - nothing caught our eye but we did pick up a few kitchen utensils.
Most of the rest of the kitchen equipment we got in CarreFour and Leroy Merlin at Cartegena (very easy to reach, just 20/25 mins from La Tercia and as it is on the outskirts of Cartegana no city streets to negotiate).
If you are looking for British sized linen we got ours from Yorkshire Linen in San Javier.  I can't remember the name of the site it is on but if you go into San Javier and follow the signs for Cartagena you pass the retail park.
Our furniture is being delivered end of September (Marie will check all is in order) and we are back out in October, again in November and we have just now also booked our flights for Easter so as you can see we are going to make good use of our property.
When we were over we arranged to rent Lynn Benton's one-bed apartment which was ideal.  We were very happy with the deal she gave us - as we were fellow La Tercians - and had a lovely comfortable stay.  We were really glad we did this as it saved the worry of rushing around getting beds etc in place within a certain time.
I hope anyone about to complete has as smooth a time as us (perhaps we should now cross our fingers in case we are tempting fate for something to go wrong now!!!) and if anyone wants to contact me please do so.
Margaret

Please confirm

Thanks

Obvious question who did your snagging and when did it happen, perhaps before you completed

Hi Elizabeth,

Yes, our Solicitor is Juan Moreno and, as you say, a real gentleman.

Yesterday, we received copies of the title deeds, wills and NIE paperwork from Juan - which really impressed us as you hear so many stories about the Spanish being so slow to deal with matters.

After settling the purchase price we asked for a statement from our Bank (Solbank) and they had charged us 150E to issued the bank draft!!  No mention had been made of this to Juan and although he tried to recover this he had no joy so we transferred our account to the Halifax and again Juan saw to all of this - all we had to do was sign the new account forms.  We dealt with Mayte Calvar at the Halifax and she was really helpful - in complete contrast to Solbank who all along have only been interested in trying to sell us insurance etc.

Our snagging was carried out by Maria Matchett before we went out and and only one small problem - paint on the blind covers.
We also checked and double-checked everything ourselves and are really pleased with the finish etc.

Good luck to all you Phase 2rs still to complete.
