Non-resident taxes

Hello Felix,

I wounder if you could provide me some information with regards to non-resident taxes. I bought an apartment in La Tercia in Aug'08. One of my friends told me that we have to pay non-resident annual tax. I am not sure what it is and where would i get the form from? How much we have to pay? I had a quick quote from a solicitor and they are charging 200 Euros as their fee and 75 Euros for actual tax. I am sure we should be able to do this ourselves. Any information with regards to the non-resident tax will be highly appreciated.

Hi Raj, I wonder if you had any luck in finding out about dealing with the non-resident's tax? If so, I'd be glad to hear how you got on.

Hi

I let my lawyer deal with this for me.  I think it is worth the money to pay them to sort this out for me on an annual basis.  Others may have a different opinion and handle it themselves but....

Hi all,
Just wondered how other owners are paying their non-resident tax, have you managed to sort it yourselves or are you paying your solicitor. We paid our solicitor to do it last year but wondered if there was an easy way to do it, failing that we'll be paying solicitor again?

The other two are specialist companies, both with an annual cost still lower than lawyers / solicitor costs though.

For ALL those owners who wish to save quite a few Euros by completing and submitting your own Non Resident tax form 210( by not using a fiscal rep etc, who charge anything from 120 Euros) , we have now completed our tax form for the 1st time, and are due to submit it very soon.

This information is only useful, for those non resident owners who have 1 property in Spain.

I have put together the information below on how to obtain your identification stickers ,obtain your tax form 210, etc.
The information is from various Offical Spanish website`s www.aeat.es & other forums and also by visiting the Delegacion Provincial Ministerio De Economia Y Hacienda De Murcia, Gran Vía Murcia.

STEP 1

You can check if you are registered at the tax office by using the following link click here

Verification to be registered in the AEAT on this page you enter your

NIF or NIE in the 1st box and your Surname in the 2nd box

Enter

Next page shows the following details

CONFIRMACION EXISTENCIA EN EL CENSO

Nif 

Nombre o Razón Social

Censado SI ( yes )

If you are not registerd for tax, уου wіll need tο gο tο tһе local tax office (Agencia Tributaria) which can be found at this address

Delegacion Provincial Ministerio De Economia Y Hacienda De Murcia, Gran Vía del Escultor Francisco Salzillo, 2130005 Murcia, España

STEP 2

The next step is to obtain your tax form 210 click here

You require one tax form for each person on the property deeds ( download a separate form for each person), there are 7 pages to this form.

STEP 3

You also require identification stickers wһісһ are attached to certain pages of tһе form 210.

These can be requested by clicking on this link click here

You need to enter your NIE number & surname , then press ENVAR.

Another window opens stating ETIQUETAS A DIMICILIO, which means your request is being dealt with and you should receive these at your Spanish address.

IF your address is registered at the tax office, you don't have to give a delivery address when you order them online.

Again if you are not registered with the tax office you will need to obtain the identification stickers at the address below.

STEP 4

Guide on how to complete the La Renta tax form 210 click here

On the 210 form for Administración Murcia, the details below should be used.

Administración de: Murcia
Código:  30601

STEP 6

The identification stickers need to be placed on the forms, that have Ejemplar para la Administacion & Ejemplar para la entidad colaboradora at the bottom.

STEP 7

The final step is to take your tax form 210, and payment to the bank.

Further to the post from yesterday re Non Resident tax form 210, you can also check that you have calculated your non-resident tax correctly by using the following link ( only to check your tax calculation , I am not promoting the website) click here

You can then enter your Valor Catastral which you can find on your IBI bill, in the right hand side section of the page where it say`s Calculate Tax 2009. This then gives you your Annual Taxation total, that you should be paying.

Hi Andy, and All,

Our non resident`s tax last year was around 120 Euros, due to us not being able to produce an IBI bill ( even though last year we went to the relevant office to register in Murcia, to try and obtain the bill), then a charge of around 130 Euros for the lawyer to complete the tax form.

It could be sometime before you receive your 1st IBI bill , it has been known that some property owners, do not get their 1st bill for 2 years .

This year completing the form ourselves, using the Valor Catastral on the IBI bill, the non residents tax is approx 60 Euros total ( if i have worked this out correctly :) ). Based on our Catastral figure.

It is better to have the IBI bill to find out the Valor Catastral, but if you do not have an IBI bill you can use the deemed value on our escritura, working it out on the escritura value means paying a bit more but at least you know these taxes have been paid.

No bill will be sent for non residents tax in Spain, but must present the form 210 yourself, or use a tax representative.

For anyone who is interested in saving a some Euro`s :) :)

I can know confirm that our Non-Residents tax has been paid successfully , through the bank with no problem at all 8) 8) 8)

There does seem to be an issue with obtaining the identification stickers through the post ( we obtained our`s sometime ago from the non-residents dept at the following address 2nd floor Ministerio De Economia Y Hacienda De Murcia, Gran Vía del Escultor Francisco Salzillo, 2130005 Murcia) ,  however after taking all the necessary completed paperwork to our bank not sure if these are really necessary has we where given all the paperwork back by our bank :-\ :-\ :-\

The bank confirmed that the payment had been made electronically, to AEAT  www.aeat.es

Hope this is of use to Non- Resident owners ;) ;)

We are in the process of trying to pay the non resident tax but our solicitors have misplaced the NIE documents . We have copies but we are told that A. We havnt been registered at the Tax office (would have thought so because of the purchase ie VAT and to register with the Gas and Electric, water etc.  B. That the Tax office will not accept photocopies of the NIE documents.
I dont know if anyone else has experienced these problems. We are applying to pay tax and not to avoid it. Any replies would be helpful
